Project Management

Our project management systems provide for effective project management and control. We use specialized systems that allows for accurate costing which is fully integrated with our construction programme. Risk maangement schedules and progress check lists are completed on a dialy basis.

The following outlines the steps we take for effective project management.

Project Control

This occurs at the execution phase of the project and involves tracking the progress of the project at key points in the plan, to determine the progress made versus the plan. Identifying situations where there is a discrepancy between the plan and the actual progress made and if there is a discrepancy identify the reason for the discrepancy and then put in place actions to get the project on track.

Quality Statement

Chahak Bright Fabricators to meeting and exceeding our clients expectations in all aspects of its ongoing operation, including quality workmanship, on time delivery, professional service, and management. All employees and all consultants are charged with, and are expected to commit to this overall policy. Policies, processes, and procedures have been adopted procedures have been adopted by Chahak Bright Fabricators to implement this plan. All employees and consultants are expected to conduct themselves appropriately at all times in their ongong dealings with the public and with the prospective and actual client’s of Chahak Bright Fabricators Any activities not in accordance with the quality system are to be reported to the Managing Director of Chahak Bright Fabricators. The company’s safety commitment statement is also included below. The safety statement has been developed by Management to demostrate the full commitment from the company to protect the health, safety, and well being of all persons on the job site and in employ to protect the health, safety, and well being of all persons on the job site and in employ of the company. The company commits to providing a quality product safety. We have notified our clients, our associates, our subcontractors, and regulatory agencies of our commitment to a safe and accident-free jobsite.

Quality Responsibilities

All employees are responsible for carrying out their day-to-day duties in accordance with the requirements of the Chahak Bright Fabricators quality system. The managing Director is responsible for the ongoing operations of the quality system.

Performance Measures

The Key Performance Measures of Chahak Bright Fabricators are as follows:

*          Our Customer Satisfaction Index (CSI) with the quality of their new buidling, addition, renovation.

*          Percentage of inspections passed the first time.

*          Percentage of projects delivered on budget and within schedule.

*          Number of reported lost-time accidents per development

*          Number of OSH visits and notices

*          The average number of call backs in the 3 month defect liability period

*          The number of tenders awarded in any 12 month period based on size, nature and value Penetration of new markets.

The Accountant will graph these performance measures on a annual basis and report to the Managing Director on the progress of achieving the company’s goals. The goals of the company and the measures will be reported to employees at tool box meetings. Each year the above list of performance measures will be reviewed and modified as considered appropriate by the Managing Director and Accountant of Chahak Bright Fabricators and new goals will be set for the currently approved list of performance measures.

Quality System Management

Reviewed annually by senior management of all issues during the year issues, safety and process fflow documented and reviewed annually, options for improvements. Minutes reviewed meetings with foreman and key personel.

Record Keeping

Chahak Bright Fabricators keeps quality and safety records for a period of at least 05 years in a safe location and under control of the management. The quality files inlude: Contract Checklist, Inspections, materials delivered on a daily basis, materials quality inspection. visitors to site, items requiring special attention, verbal instruction and person authorizing, information requested including date, minutes of conversations with authorising, information requested including date, minutes of conversations with consultants and project management, important phone calls, Staff and subcontractor consultants and project management, important phone calls, Staff and subcontractor warnings, weather conditions, subcontractos and staff on site, stopages and site shutdowns.

Record of Trade Contractor Safety Plans

Inventory records of personal protective equipment and first aid equipment at each construction office.

Records of work related injuries and illnesses, OSH register.

Codes, Standards, and Regulations

All work done by Chahak Bright Fabricators will meet or exceed all applicable building codes and other local council requirements. All engineer and design architects’ plans and specifications are in accordance with all codes and regulations. All plant and equipment is to be regularly checked and  in good working order to prevent danger to employees, subcontractors, and neighbours.

Safety Plans

Special safety plans for jobsite conditions will be formulated by our safety officer and will be onsite at all times for induction pruposes. All subcontractors working at the jobsite will comply with safety plans implemented at each jobsite. Chahak Bright Fabricators has identified safe work rules and procedures that will be used on its jobsites, a copy is included with the job specific safety plan.

Scheduling

The company has a scheduling system that is managed by the site manager. A copy is onsite at all times for subcontractors to review. Variances are documented daily and reviewed at weekly tool box meeting. Fortnightly progress meeting with Engineers and Architects are required for effective project managment.

Job Completion Policty-Handover

Chahak Bright Fabricators will not handover until the client, requlatory agencies, engineers and project manager are completely satisfied with all aspects of the project.

Contract Administration

The strong financial, organisation and communications skills of our financial management team allow the contract administration to flow effectively, which enables efficiencies to meet project dealines.

Quality Control

Quality control is the responsibility of the contract manager, A number of processes are employed to ensure a certain level of quality is maintained throughout the project. Our quality control systems ensure our processes meet sepecific requirement and are dependable and satisfactory.
